Do You Want a House Price Maximiser or a Commission Reducer?

KM Property have always believed that the cheapest estate agent can often become the most expensive decision a vendor makes.

Recently, a vendor contacted us after their property had gone sale agreed. During our conversation they explained why they hadn’t invited KM Property to value their home in the first place.

The reason? Another agent offered a reduced commission fee, with advertising and marketing included. They were told there was no point asking us to quote because “KM Property won’t match that fee.”

They’re right. We won’t.

Because we don’t compete on being the cheapest estate agent in Dublin. We compete on achieving the highest possible selling price for our clients.

There is an important question every vendor should ask themselves before choosing an estate agent:

Would you rather have an agent who reduces their own commission, or one who maximises the value of your biggest asset?

If an agent’s first negotiating tactic is to reduce the value of their own service, what happens when they sit across the table from a buyer negotiating the value of your home? Negotiation isn’t something that suddenly appears on the day offers are received. It’s a mindset, and it shows up in every stage of a sale.

Agents who are comfortable discounting their own worth may also be more comfortable accepting lower offers, simply to secure a sale and move on.

We were naturally curious about how this particular sale turned out, so we compared it with a nearby home that KM Property recently sold. The figures told a very different story.

Our comparable sale achieved significantly more per square metre, despite having no garden and no parking, features that many buyers place considerable value on.

When we ran the numbers, something remarkable became clear.

Even after allowing for our full 1% professional fee, these vendors would have been approximately €66,000 better off had KM Property handled the sale.

That’s not a typo. €66,000.

Saving a fraction of a percent on commission ultimately cost them tens of thousands of euro. This is exactly why vendors should never choose an estate agent based solely on the cheapest fee.

Commission is a cost. Selling price is value.

Every property deserves a tailored marketing strategy, expert presentation, proactive buyer management and, most importantly, experienced negotiation once the offers start to arrive. Those are the moments that make the real difference to what actually lands in your bank account.
