How to Prepare Your Home for Sale in Ireland

Getting your home ready for sale does not need to be complicated. A little effort on presentation before your first viewing can make a big difference, but there are also a few background things worth sorting early that people often forget about.

1. Declutter First

Buyers need to picture themselves living in the space, and that is harder to do with too much on show.

  • Clear countertops, hallways and windowsills
  • Pack away anything you have not used in a while
  • Tidy wardrobes and presses, buyers will look inside

2. Give It a Deep Clean

A clean home always makes a better first impression.

6. Sort Your BER Certificate

You are legally required to have a valid Building Energy Rating certificate before your home can be advertised for sale. It is worth booking this early, as it can take a week or more to come through.

7. Get Your Paperwork Together

A lot of delays in a sale come down to missing documents rather than anything to do with the house itself. It is worth starting to gather these early:

  • Title deeds, or details of the bank if they are held against a mortgage
  • Your BER certificate
  • Local Property Tax payment history
  • Planning permission or compliance certificates for any extensions or work done
  • Photo ID and a recent utility bill or bank statement

If there is a mortgage on the property, it is a good idea to request the title deeds from the bank as soon as a decision is made to sell, since this can take several weeks.
