Why Is My House Not Selling? 7 Reasons and What to Do Next

Your home is on the market. The photos are up, the sign is outside and you have had a few viewings. But the offers are not coming in, and you are starting to wonder what is going wrong.

You are not alone. The market has changed this year, and homes are taking longer to sell than they did twelve months ago. The good news is that a house that is not selling almost always comes down to a few fixable reasons.

Here are the seven most common ones, and what you can do about each.

1. The Market Has Shifted

For the last few years, many homes in Ireland sold quickly and well above the asking price. That is changing.

According to the latest Daft.ie report, published in September 2026, fewer homes are leaving the market each month, which means they are staying on it for longer. The typical gap between asking price and final sale price has also narrowed sharply, from 6.8% a year ago to 2.6% today. In Dublin, sales of both new and second-hand homes fell.

In simple terms, buyers have more time to think and more homes to compare. A pricing or marketing strategy that worked last year may not work today.

2. The Price Is Not Right for Today’s Market

This is the most common reason by far. If a home is priced above what buyers believe it is worth, they will simply wait, or look elsewhere.

The signs are usually clear: plenty of online views but few viewings, or viewings with no follow-up. It does not always mean a big price drop is needed. Sometimes the home is priced just above an important threshold, such as €500,000, and buyers searching below that figure never see it.

This is why an honest, evidence-based valuation matters so much from the start. As we covered in Do You Want a House Price Maximiser or a Commission Reducer?, the right price attracts competition, and competition is what drives the final price up.

3. The Photos Are Not Doing It Justice

Almost every buyer sees your home online before they see it in person. If the photos are dark, cluttered or taken on a phone, many will scroll past without a second look.

Professional photography, a clear floor plan and a strong first image make a real difference. Your listing has a few seconds to make an impression, so it needs to work hard.

4. Viewings Are Not Turning Into Offers

If people are coming to see the house but not making offers, something on the day is putting them off. It could be clutter, a strong smell, poor lighting, or small repairs that make buyers worry about bigger ones.

Most of these are quick and inexpensive to fix. Our guide on How to Prepare Your Home for Sale in Ireland covers the simple changes that make the biggest difference.

5. The Right Buyers Are Not Seeing It

A home can be priced well and presented beautifully but still sit quietly if it is not reaching the right people. Good marketing goes beyond listing a property online. It means knowing who the likely buyer is, whether that is a young family, a first-time buyer or someone downsizing, and making sure they see it.

An experienced agent will also have a list of active buyers already registered with them, which can make a real difference to how quickly a home moves.

6. Paperwork Problems Are Holding Things Up

Sometimes the issue is not finding a buyer, but getting the sale over the line. The Society of Chartered Surveyors Ireland and the Law Society of Ireland have highlighted documentation, planning and tax issues as some of the main causes of delays in Irish property sales.

Common problems include missing planning permission or exemption certificates for an extension, title deeds held by a bank, and boundary or right-of-way questions. A valid BER certificate is also a legal requirement when selling.

Speaking to your solicitor early, ideally before you go to market, can save weeks or even months.

7. You Are Not Getting Clear Feedback

You cannot fix what you do not know. After every viewing, you should hear what buyers liked, what put them off and how interested they really are.

If you are not getting regular, honest updates, ask for them. A good agent will tell you the truth, even when it is not what you want to hear, because that is what gets homes sold.

What to Do Next

If your house has been on the market for a while without the interest you hoped for, here is where to start.

  • Ask for honest feedback from every viewing so far, and look for patterns
  • Review the price against recent sales of similar homes, not asking prices
  • Refresh the listing with new photos or a stronger description
  • Fix the small things buyers keep mentioning
  • Get a second opinion from an experienced local agent. A fresh pair of eyes can often spot what has been missed

Frequently Asked Questions

How long does it take to sell a house in Ireland? It varies depending on the home, the price and the market. In 2024, the Society of Chartered Surveyors Ireland said the average sale takes more than four months to complete, and that can stretch further if there are paperwork delays.

Should I reduce my asking price if my house is not selling? Not automatically. First, look at the feedback from viewings and how many people are viewing. If interest is low across the board, price is often the reason. If viewings are good but offers are not coming in, presentation or condition may be the issue.

Can I change estate agent if my house is not selling? In many cases, yes, but it depends on the terms of your agreement with your current agent. Check your letter of engagement for any notice period or sole agency terms before making a change.

Is there a best time of year to sell a house? Spring and early summer are traditionally the busiest times, as many buyers want to move before the new school year. That said, serious buyers are active all year round, and a well-priced home can sell in any season.

Does taking my house off the market help? It can give you time to make improvements or rethink your strategy. But it will not fix the underlying reason the home did not sell, so it is worth getting clear advice before you relist.
